What do you mean builders work under their name. The mob you build through is the builder they have trades that work for them. Proper Builders nowadays are like hens teeth. You have chippys who stand the prefab frame which is built off site. Stick framers are a dieing breed.

Go for a cleared block, it will do your head in worrying about summer fires if you were on a bush block. Also having town water & sewerage is great if you have the option.If you're on a large block, fencing/weed control/slashing is costly. Might be worth looking at going off the grid if your starting from scratch...there's some pretty cool solar/battery technology around at the moment.

Base of 193k mmm what's that include ? Flyscreens,soap holder, electric garage door carpet???would scrap the outdoor area and make ur second lounge twice the size or main loundge bigger...

Garge door included, flyscŕen extra. Floor Tiled included. Good idea about making lounge bigger.
