Its not a suburb theres more to vic than Melb. But it's a lifestyle choice no debt, more time to enjoy hobbies, no traffic but less employment opportunities.

I hear ya rb.Certainly more than Melbourne mate.9 yrs ago moved 80ks nth of Melb and instantly deleted the mortgage.Still work around Melb so travel time kills me but still more time for family,hobbies ect.Love it.

And there in lies a large portion of the problem. Either prices 10+ times the median wage of the area with a reasonable commute to work. Or better pricing, minimal employment within reasonable commute.
I missed out a few years back by 5k on a cheap (under $300k) but decent house, now I can't save enough in 5 months to counter 2 weeks of rampant price rises in the same area. Every house except maybe 10 (over 100 sold in that time) sold in the last year were to investors with for lease signs popping up the same time the sold sticker is slapped on. Prices now regularly over half a mill, less than 24 months ago only the very best nudged 350k. It's a relatively **** area with obvious drug abuse, higher than average commission house concentration and next to no public amenities within reasonable walking distance. If I was 5 years older using the same circumstances and timelines I'd have a ~150k mortgage almost paid off and over half a mill in equity up my sleeve.

If I realised at the time I wouldn't have wasted my time and money attempting to buy a house, I'd have a bloody good boat in the driveway instead

Totally agree it's a much better idea to get a massive loan for a nice suburban house then have to borrow for the car and boat work long hours your entire life to pay interest to bankers only being able to enjoy the boat after a long tow when weather and time permits on a weekend.
Think I will take my bumm area 10 min from the boat ramp cheers.
I agree with you to a certain extent, what your saying probably applies to most the population. However, I would be inclined to think that if anyone is paying that kind of money for a boat like that, then they have the money to spend... & maintain! Wouldn't think they'd be doing it with loan's. & even if it is a loan I reckon it'd be pretty hard to get $220,000 from the bank for a boat unless you had some serious security and serviceability.
